Il Palazzotto – Historic Residence with Panoramic Terrace in Ostuni

Il Palazzotto is an old house in the old town of Ostuni, all to yourselves, with three bedrooms, each with its own bathroom, an arched loggia and a roof terrace overlooking the white rooftops, the olive groves and the sea. It sleeps up to 6 guests, a short walk from Piazza della Libertà and the Cathedral. You won't need a car in town.

The house covers 147 m² over three levels connected by indoor stairs and has been restored leaving its vaults, arches, corbels and stone cornices exposed.

Bedroom 1 is on the first level. The small double bed (French double) sits under a stone arch, next to a window looking out over the olive groves; in one corner there is a small sofa beside an old stone basin set in an arched niche. The room has a wardrobe niche, TV, air conditioning and its own bathroom with a rain shower.

On the second level are the dining room, under cross vaults, with a large wooden table, bench and chairs, and the kitchen, both with stone floors. The kitchen has an induction hob, oven, dishwasher, fridge, wine cooler, Nespresso machine, kettle, toaster and blender; there is no microwave. The other two bedrooms are on the same level:

bedroom 2 has a double bed, an armchair, an open wardrobe, TV and an en-suite bathroom with a rain shower;
bedroom 3 is a suite: a private sitting room under a cloister vault with stone arches, with sofa, armchair and TV, and a double bed in an arched alcove. It has its own bathroom with a large shower, and the sitting room opens onto the loggia.

All bedrooms have air conditioning and there are radiators throughout the house. A utility room holds the washing machine, iron and ironing board. Wi-Fi, mosquito screens, a hairdryer and toiletries complete the house; a cot and high chair are available on request.

The loggia has two arches, with ceramic finials on the parapet and a small table with two chairs: it looks past the Foro Boario over the olive-covered plain to the sea. A last flight of stairs leads to the top of the house. First comes a space shaded by a reed canopy, then the multi-level roof terrace, with a louvred pergola over a lounge area (sofa, armchairs and coffee table), two sun loungers, a hanging chair, an outdoor masonry sink and succulents. From up there you can see Ostuni, the olive-covered plain and the sea on the horizon.

Guests have exclusive use of the whole house, with a private entrance and no shared spaces: three bedrooms, three bathrooms, dining room, kitchen, utility room, loggia and roof terrace. Arrival is by self check-in: the keys are in a key box next to the front door and the code is sent to you before you arrive.

Il Palazzotto is on Via Leonardo Clemente, in the old town of Ostuni, the White City. On foot you can reach Piazza della Libertà with the column of Sant'Oronzo, the Cathedral, the viewpoints along the walls, and the restaurants, bars and craft shops in the lanes. The Marina di Ostuni beaches, from Villanova to Costa Merlata, are about 8–12 km away, and the Torre Guaceto Nature Reserve about 25 km. Inland, Cisternino, Ceglie Messapica, Locorotondo, Martina Franca and Alberobello, with its UNESCO World Heritage trulli, make easy day trips.

In town you get around on foot. The house is in the old town, inside the limited traffic zone, and has no parking of its own: leave the car just outside the ZTL, for example in the car parks on Via Tenente Specchia, the municipal car park or the private paid car park "La Stella", and walk to the house from there. You'll need a car for the beaches and villages. Distances:Ostuni railway station about 3 km; Ostuni hospital emergency department about 2 km; Brindisi airport 38 km, Bari airport 100 km, reachable by train, taxi or rental car.

House rules
Check-in is from 4:00 pm to midnight and is self-service: the keys are in the key box next to the front door, and you receive the code before you arrive, after the online check-in. Check-out is by 10:00 am.
During the online check-in you send the IDs of all guests and sign the rental agreement, as required by Italian rental law. A €300 security deposit is required, refunded within 7 days of departure.
The house is on three levels connected by stairs, with no lift: it is not suitable for guests with reduced mobility, and young children must always be supervised, including on the loggia and the terrace. Pets are not allowed.
Smoking is not allowed indoors, parties and events are not permitted, and quiet hours are from 10:00 pm to 8:00 am. We ask guests to sort their waste for recycling before check-out, following the instructions provided. The tourist tax is €2 per person per night and is paid through the online check-in.
